Coastal Life Realty Group is a locally owned and managed real estate brokerage that was built by real estate agents for real estate agents.  We are focused on helping agents organize, structure and scale their businesses so they can make more money, enjoy more time off and experience less stress in their lives.  We accomplish this by providing our agents with a strong support staff, best-in-class tools and technology and carefully crafted workflows and management systems.  Coastal Life Realty Group agents are identified based on their productive business activities and strong personal ethics.  It is not Coastal Life Realty Group’s desire to be the largest real estate brokerage, but it is our desire to be the best real estate brokerage in the area.  Below is an overview of the services and support that we provide to all Coastal Life Realty Group agents.

Expert support staff One of the many things that sets Coastal Life Realty Group apart from other brokerages is the support that we provide to our agents.  The volume of tasks involved in running a profitable real estate business are a lot for an individual agent to effectively manage on their own.  Coastal Life Realty Group has a full support staff in place to assist our agents and their clients at every step in the real estate process.  We invest considerable resources into our staff to ensure our agents and their clients are consistently receiving a high level of customer service.

  • Transaction Coordinator

    Coastal Life's Transaction Coordinator assists in managing the day to day operations of Coastal Life Realty Group. They are well versed in all company processes, tools and systems, which enables them to assist Coastal Life agents and their clients wherever and whenever needed. Tasks that the Transaction Coordinator routinely assists with are resale package distribution, new listing and transaction set-up, marketing coordination, good-faith deposit processing, same-day commission payments and more. The Transaction Coordinator's primary purpose is to save Coastal Life Realty Group agents valuable time.

  • Listing Coordinator

    Coastal Life's Listing Coordinator coordinates and executes all aspects of the marketing for Coastal Life listings. They arrange for the professional photography, install signage and lockboxes, shoot our interactive 3-D virtual tours, prepare property flyers and direct mail campaigns, enter listings into the Multiple Listing Service and much more. Coastal Life agents can rest assured that when their listing lands on our Listing Coordinator's desk the marketing will be completed promptly and will be of first-class quality across the board. Coastal Life's Listing Coordinator saves our agents a lot of valuable time, effort and money that they can in turn utilize to expand their business or personal life.

  • Administrative Assistant

    Coastal Life Realty Group's Administrative Assistant assists with a variety of daily tasks. The Administrative Assistant performs numerous administrative and support functions “behind the scenes”, which frees up valuable time for our Transaction and Listing Coordinators. The Administrative Assistant also helps to ensure that all of the marketing and content that Coastal Life Realty Group produces for its agents is executed promptly and efficiently. As a result of these time savings, the Transaction and Listing Coordinators are able to focus their efforts on key support and marketing activities that have a significant impact on Coastal Life Realty Group agent's businesses and success.

Premium Office Space

Coastal Life Realty Group offers first-class office space with prime locations on 74th St. in Ocean City and on Rt. 611 in West Ocean City.  Both offices have been completely renovated and are in excellent condition.  We have a variety of office options available depending on your situation and preferences.  Coastal Life Realty Group office features include:

  • Private, semi-private, team and transient office options
  • Multiple conference rooms for client meetings, closings, etc.
  • Conference rooms are tech-enabled for client meetings and presentations

New Listing coordination

Coastal Life Realty Group assists its agents with the cumbersome and time consuming process of properly launching a new listing. Coastal Life agents secure a signed Listing Agreement and the Coastal Life support staff takes care of the rest. The entire new listing process is managed through our online transaction management system, which provides full transparency into the new listing workflow and a central hub for all of the respective listing's marketing materials.

  • Key Copies

    Agents drop a key off to the office and the Listing Coordinator gets several copies made and tests them at the property.

  • Sentrilock Lockboxes

    Sentrilock lockboxes are provided and installed on all Coastal Life listings and linked to the property in Showing Time and the Sentrilock app.

  • Installation of Signage

    Coastal Life’s Listing Coordinator will store and install the signage of your choice at the listing.

  • Sign Rider

    The sign rider for the exclusive listing website will be ordered and placed at the property.

  • Showing Time Set-Up

    The Listing Coordinator will set-up the listing in Showing Time with instructions, lockbox details and Owner contact information.

  • Complete and Accurate MLS Placement

    If the agent chooses the Listing Coordinator can fully and accurately enter the listing into the MLS system.

As deals approach the closing date Coastal Life Realty Group starts coordinating the post-closing tasks for our agents. We will assist with removing signage and lockboxes, dropping off keys to the Buyer's agent, picking up closing paperwork and more. This is another service that saves Coastal Life Realty Group agents a considerable amount of time and effort.

listing marketing Coastal Life Realty Group provides their agents with a full marketing package for each of their new listings. In an effort to reduce time to market this process starts as soon as the agent knows they will be securing a new listing. The entire marketing package is completed promptly and thoroughly with high-quality marketing materials throughout.

  • Professional Photography

    Buyers consistently rate property photos as one of the most important factors in determining which properties they ultimately choose to schedule showings for. Numerous studies have shown that the quality of a listing's photos has a considerable impact on the number of showings, time on market and quality of offers received. As a result, all Coastal Life Realty Group agents receive a full professional photography package for each of their listings.

  • 3-D Virtual Tours

    There is a lot of competition in the real estate industry and agents need unique marketing to make themselves stand out. To assist with this, Coastal Life has interactive 3-D virtual tours created for all of our listings. These immersive 3-D tours enable buyers to tour our listings at any time, from any device and interact with the property much as if they were walking through it. Walkthrough videos and digital floorplans can also be created from the virtual tours.

  • Exclusive Listing Websites

    Exclusive listing websites are created for each of our agent's listings, which include the professional photos, detailed descriptions, 3-D virtual tour, walkthrough video, maps and a digital floorplan. Sign riders are made for each listing that drive consumers to the listing website, which looks great on mobile devices and prominently feature the listing agent. The listing websites are also utilized on flyers, direct mail, new listing announcements, social media and more.

  • High-Quality Property Flyers

    Coastal Life Realty Group provides its agents with high-quality brochures to be utilized at their listings. These full-color brochures are printed on thick card stock and feature several high-quality images, detailed property descriptions, the website address of your property's exclusive listing website and agent contact information. Buyers will look at several properties in a day and these high-quality brochures ensure our listings stand out from the competition.

  • New Listing Announcements

    Rather than waiting for agents to find our new listings, Coastal Life Realty Group puts them directly into their inbox. Our new listing announcements feature a relevant header, several photos, a detailed description, listing agent contact information and links to all of the listing's first class marketing materials. If an agent has a client looking for a property similar to your new listing these new listing announcements will aid in letting them know about it immediately.

Business Development

Market Leading Websites

Coastal Life Realty Group offers our agents market leading websites at both the company and agent level.  These are high-end, custom built sites designed around ease of use and useful content.  The websites offer a ton of useful tools and functionality for both our agents and their clients.  Once an agent enters their client into the Coastal Life system the client stays “attached” to their respective agent throughout all of our websites and related functionality.  The agent’s contact information will show exclusively on all listings and all inquiries and other website activity will be routed directly to the respective agent.  The individual agent sites feature the respective agent exclusively and provide the opportunity for customization and content creation.  The website developers and Coastal Life Realty Group are constantly innovating to ensure we stay ahead of the curve and our competition.

Direct Mail Campaigns

Coastal Life agents receive a 150 piece direct mail campaign for each new listing and property sale.  The direct mail campaigns consist of jumbo size 8.5” by 5.5” full color, glossy postcards.  The postcards prominently feature the respective agent and their contact information.  Coastal Life staff creates the postcard for the agents to review and approve.  Once approved the agent provides the staff with a list or description of the buildings, sub-divisions or map area where they would like the mail campaign sent.  Coastal Life then finalizes the mailing list and gets the postcards sent out, typically the same day as the new listing or closing date.  Agents also have the option to send larger and more frequent direct mail campaigns if they so choose.  Coastal Life agents average 2-3 additional sales every year from these campaigns, which results in approximately $26,550 in additional net commission income for the agent.

Social Media Marketing

Coastal Life Realty Group posts all of our agent’s new listings and property sales on our social media platforms. These agent posts are supplemented by local information and traditional content marketing with the intent of keeping people engaged and coming back to Coastal Life Realty Group’s various websites and social media channels. Additionally, our website provider offers several advanced tools that enable our agents to easily post listings, saved searches and related information on their own social media channels. Leads that are generated from these cost-effective campaigns flow directly into the agent’s CRM. Once in the CRM, agents can generate follow-up campaigns to convert these leads into clients. This website and social media traffic can also be “retargeted” with other useful content, which ultimately increases conversion rates.

The Coastal Life App

Coastal Life Realty Group provides their agents and clients with the best-in-class branded mobile app that connects seamlessly with their website and CRM accounts via an API connection for a seamless and instantaneous transfer of data. The saved searches, properties and market reports that are set-up for the client in the CRM and website will sync automatically with the app and vice-versa. Conversely, all of the activity the client performs within the app will sync back and be recorded in the agent’s CRM. The app enables you to communicate and collaborate with your clients in a unique way. In addition to the standard email updates with new listings, you can enable push and text notifications for them as well. Within the app clients can take notes on listings, rate properties, add their own photos, request showings, contact their agent and much more. Agents also have the ability to add their specific vendor information, communicate with their clients directly in the app and share listings and related information.

Realvolve CRM

Coastal Life Realty Group's listings and transactions are managed through the Realvolve CRM. Realvolve is a proven CRM that makes the process of managing transactions and listings more efficient for all parties involved. All contact information, files, tasks, communications and transaction history are conveniently stored in one place. Realvolve runs off of custom built workflows that notify the respective party what needs to be done and when to do it, ensuring nothing gets overlooked. The system provides full transparency for the agent into the Coordinators completed activities and communications. All marketing materials for the listings are stored within Realvolve, making them easily accessible for the agents in the event they want to do additional marketing on their own. With our experienced staff and the Realvolve CRM, Coastal Life Agents can rest assured knowing that all necessary transaction tasks have been completed and that their clients are consistently receiving a high level of customer service.

Website CRM

Coastal Life Realty Group websites have a robust Customer Relationship Management (CRM) tool built into them that makes the process of managing clients and new leads easy, efficient and effective. The websites and CRM are tied directly to the MLS and custom built to cater to our real estate market. Agents have the ability to set-up custom searches, new listings alerts and market updates for their clients. They can also send their clients curated lists of properties directly from their website, rather than the MLS or portals. All client activity is tracked and can be monitored within the CRM for follow-up. The Property Tracker account helps your clients organize their real estate search. Agents can communicate with their clients via email, phone and text directly from the CRM and all communication history is tracked. The CRM features a full library of useful content that is available for lead conversion, follow-up and nurture via action plans, dialers, drip campaigns, text campaigns and more. Coastal Life’s website and CRM are a powerful tool for generating leads, turning those leads into clients and maintaining a relationship with those clients after the sale.

Education

The Coastal Life Mastermind Series is a perpetual, hands-on series that helps our agents refine and grow their real estate businesses. The series begins by agents outlining and planning for their businesses through the attract, convert, appointment and deliver stages. From there we discuss, develop and build-out each aspect of the respective stages based on the agent's unique tone and real estate approach. The agents dictate the series' focus based on what they need help with or want to add to their businesses. From there, real-world expert guidance and support is provided to help the agents implement these items into their businesses. One-on-one support is also available to the agents if they need help with or want to take a deeper dive into any particular phase of their business. Through this mastermind series Coastal Life agents build-out the foundations for solid real estate businesses that are developed to be efficient, profitable and designed to grow.

Compensation Packages

Coastal Life Realty Group offers its agents competitive compensation packages.  We strive to strike deals that are fair and sustainable for both the agent and the brokerage.  All of the services outlined here equate to an approximate 5% commission split increase compared to the commission splits at brokerages that offer little to no services.  Additionally, Coastal Life Realty Group does not have franchise, marketing or any other fees that reduce the net commission amount you ultimately earn.

Coastal Life Vacations

Coastal Life Vacations is our rental management company that specializes in quality vacation rentals in Ocean City and the surrounding areas.  Coastal Life Vacations is focused on first-class service, best-in-class technology and attention to detail that results in great experiences for both our property owners and their guests.  Along with being easily accessible and available to answer any property management questions you may have, Coastal Life Vacations can also provide detailed rental projections, rental histories, rental marketing plans, buyer and sell consultations and more.  When you have a client that has property management needs you will be able to provide a seamless transition to Coastal Life Vacations.  In doing so, you won’t lose control of the client experience by referring them to a third party.  They will continue to enjoy the same high-level of service they came to expect from you when working with Coastal Life Vacations.  If and when they decide to sell the property down the road they are automatically referred back to you by the Coastal Life Vacations staff.  Referral fees are paid to the agent when referring a new listing into Coastal Life Vacations.
