Before you list your home for sale you will want to make sure it is a home people will want to buy. Take a good look around to determine where your home needs improvement. It is important to address glaring issues and known defects, however be careful not to over-improve the home you are getting ready to sell. I will help you with this process and can make suggested improvements. This investment of time and money will help generate a faster sale at a higher price.

Today’s market requires a broad spectrum of advertising, executed in a coordinated manner in order to maximize the number of serious Buyers, showings and offers you receive. During the preparation phase I will have the professional photos, 3-D virtual tour, property video and other marketing materials created for your home. All of the marketing for your home will be available when the listing goes live on the market, ensuring it makes a strong impression and stands out from the competition.

During this phase I will proactively look for Buyers for your home and schedule property showings. We utilize a convenient property showing service with a mobile app that can notify you of all property showings. I will provide you with feedback from all property showings, as well as regular status updates. All inquiries from prospective Buyers and Realtors will be responded to promptly and thoroughly. You will be kept up to date at all times and I am always available to answer any questions you may have.

Contract Negotiations

Once we receive an offer on your home I will go through it with you, explain all of the contingencies and key details and provide you with a Seller Net Sheet that summarizes the closing costs and your estimated net proceeds. From there we will be able to formulate a negotiation strategy to move forward with. I will then utilize my local market knowledge, experience and training to negotiate on your behalf for the highest price possible with the most favorable contract terms.

Contract to Closing

Contract Phase

Getting the deal from contract to closing is where a real estate agent can provide the most value. During the contract phase I will oversee the mortgage process, inspections, title work, HOA review and closing. I will respond to all information requests promptly and you will be kept up-to-date at all times. One of my goals is to ensure my clients have seamless transactions from start to finish. Time to Celebrate

Closing

I will arrange for a closing time and location that is convenient for you. If you don’t live in the area I can arrange for you to complete your closing documents in the area of your primary home. If there are agreed to inspection repairs that need to be made I have established relations with the best contractors in the area that can assist. Prior to closing I will review the settlement statement with you to confirm the closing costs and final figures, assist with utility transfers and address any last minute details that may arise.
