Once we determine your ideal property I will set-up your personalized online search account, which is linked directly to this website.  As you are searching through listings online you can save "favorites" to your account for later reference.  The online search account will simplify your real estate search and assist in keeping it organized.  I will email you new listings and price adjustments for properties that match your specifications as soon as they hit the market.  I will also be available to answer questions, gather additional information and provide local insight on specific properties as you search through the homes and condos for sale.  These services will save you a considerable amount of time and effort, while also ensuring you don't miss out on a good opportunity.

Private Home Tours

I will streamline the home viewing process for you, make it more efficient and save you valuable time.  I can arrange for you to see any home or condo listed for sale in the area.  These will be private showings, free of burdens and distractions from other buyers and real estate agents.  While I am scheduling your property showings I will conduct preliminary research on the listings and gather any useful information that may be available.  Licensed since 2005 and a lifelong resident of the Ocean City area I am familiar with all of the buildings and communities that make up the Ocean City real estate market.  As we tour the listings I will provide you with valuable market insight and knowledge, both good and bad for each building or community.  We can typically see all of the properties on your list in a day and I will always make good use of your time.

Informed Decisions

After our property tour I will promptly follow-through on any additional information requests you may have.  I will help you evaluate the pros and cons of the properties you are interested in and advise on what is and what isn’t a potential problem.  Additionally, I will assist you with analyzing property values, community association health, financials, specific property attributes and the local real estate market as a whole.  This entire process will put you in a position to make informed buying decisions that you are confident in when the time is right.

best deal

When you are ready to make an offer on a property I will assist you with determining an offer price and a negotiating strategy.  I will utilize data and market knowledge born from my experience to advise you on what is enough to offer and what is too much.  I will then prepare the purchase contract to include all relative contract contingencies and addendums that protect your best interests.  We will review the contract documents to ensure you understand and are comfortable with all of the terms and conditions.  I will then present the offer and negotiate on your behalf to secure a deal with the best price possible and the most favorable contract terms.  This is where local market knowledge and experience prove to be invaluable.  The negotiating process is both an art and a science that when done properly will save you money and help avoid potential issues down the road.  I will represent and protect your interests throughout this process in dealing with the Seller’s agent, whose fiduciary responsibility is to do the same for the Seller.

Transaction Management

Navigating a real estate purchase from contract to closing is where a real estate agent can provide considerable value. During the contract phase I will oversee the mortgage process, inspections, title work, HOA review and closing. I will work with you through each of these steps and provide guidance as needed. You will be kept up to date at all times, all information requests will be responded to promptly and my support team and I will always be available to assist.

  • COORDINATION

    Once we have an agreement in place to purchase a property I will distribute the ratified contract, supporting documentation and contact information to all of the relevant parties involved with the transaction.  This important first step ensures all parties have the information they need and gets the transaction started on the right track.

  • communication

    Throughout this entire process I will stay in regular communication with all parties to ensure the transaction is progressing as it should.  You will be kept up to date at all times and I will promptly respond to any and all information requests.  I will be available to you throughout the entire process for guidance, support and recommendations. 

  • INSPECTIONS

    At your discretion I will schedule and oversee the property inspections.  When the inspection reports come back I will review them with you, point out potential issues, advise you of your options and negotiate repairs or monetary compensation from the Sellers for any defective items. 

  • HOA REVIEW

    If the property is part of a homeowners association I will ensure you receive the required resale package in a timely manner.  Upon receipt of the resale package I will review the documents with you, get answers to any questions you have, advise you accordingly and distribute the necessary documents to the relevant transaction parties. 

  • financing & appraisal

    If you are financing your purchase I will stay in regular communication with your lender to ensure they are receiving the information they need and that the mortgage process is progressing as it should.  I will facilitate the property appraiser’s access and should there be any issues with the appraisal I will advise you of your options and work with the Seller towards a resolution that you are satisfied with.

  • title & closing

    I will coordinate a settlement date and location that is convenient for you.  As we approach the closing date I will review the closing statement with you to confirm the final figures and assist with utility transfers.  Prior to closing I will schedule a final walkthrough of the property to ensure any requested repairs were completed and that all is in good order.  From there we will head to the title company to sign the final closing documents.
