When you are ready to make an offer on a property I will assist you with determining an offer price and a negotiating strategy. We will review the contract documents to ensure you understand and are comfortable with all of the terms and conditions. Throughout this entire process I will stay in regular communication with all parties to ensure the transaction is progressing as it should. At your discretion I will schedule and oversee the property inspections. When the inspection reports come back I will review them with you, point out potential issues, advise you of your options and negotiate repairs or monetary compensation from the Sellers for any defective items.
If the property is part of a homeowners association I will ensure you receive the required resale package in a timely manner. Upon receipt of the resale package I will review the documents with you, get answers to any questions you have, advise you accordingly and distribute the necessary documents to the relevant transaction parties.
If you are financing your purchase I will stay in regular communication with your lender to ensure they are receiving the information they need and that the mortgage process is progressing as it should. I will facilitate the property appraiser’s access and should there be any issues with the appraisal I will advise you of your options and work with the Seller towards a resolution that you are satisfied with.
I will coordinate a settlement date and location that is convenient for you. As we approach the closing date I will review the closing statement with you to confirm the final figures and assist with utility transfers. Prior to closing I will schedule a final walkthrough of the property to ensure any requested repairs were completed and that all is in good order. From there we will head to the title company to sign the final closing documents.
